• Valuation

• Choosing an agent

Choosing the right agent to represent you is the most important decision you will have to make. Our job is to advise and to guide our client as to what is involved in selling. However we will listen to your suggestions and comments at all times. With this in mind we will prepare a detailed sales proposal to suit your needs exactly. You will find this very informative and it will illustrate exactly how we will maximise price.

• What happens after giving us the go ahead?

Your property can be up for sale quickly. We will call to take pictures and measurements for our marketing team. Once our brochure is complete you will be sent a brochure to proof. At the same time the for sale sign can be ordered, details placed on the relevant web sites, adverts placed on papers, pictures placed on windows and viewings scheduled. 

• Viewings

We will give you ample time before each viewing. Make sure that the property is in tip top shape as first impressions will last. We will not be slow to make suggestions in this area. See our tips for selling section.

• Negotiations

This is a key area in the whole process. We will ensure that prospective purchasers are vetted and in a position to complete a sale within your timeframe, i.e. are they mortgage approved or merely at the mortgage application stage?

• After agreeing a deal

Once a sale has been agreed we will liase with the respective solicitors and prepare Sales Advice Notes confirming terms and agreeing a closing date. We will have to co-ordinate the visit of engineer and a valuer for the bank. It is important to stay in constant contact with your own Solicitor at this stage.  The solicitors will close the sale and Jeremy Murphy & Associates have another happy client.
